5 Signs Your Commercial Parking Lot Needs Concrete Replacement

As a commercial property owner or manager in Southeast Wisconsin, your parking lot is often the first impression customers have of your business. After 35+ years in the concrete industry, here are the five warning signs I tell every property manager to watch for.

1. Widespread Alligator Cracking

When you see a network of interconnected cracks resembling alligator skin across large areas of your lot, the base layer has likely failed. Patching individual cracks at this stage is throwing money away — the subgrade needs to be re-engineered.

2. Settlement and Uneven Surfaces

If sections of your lot have sunk or tilted, creating trip hazards or pooling water, the problem is below the surface. Wisconsin's clay-heavy soils are notorious for this, especially after wet spring seasons.

3. Scaling and Spalling on the Surface

Surface deterioration — where the top layer flakes away — is common on lots that weren't properly air-entrained for Wisconsin's freeze-thaw cycles. If more than 30% of the surface shows scaling, replacement is more cost-effective than repair.

4. Failing Joints

Control joints that have widened significantly, broken apart, or lost their sealant allow water to penetrate the base. Once water gets under the slab in Southeast Wisconsin, freeze-thaw cycles accelerate deterioration exponentially.

5. Age Beyond 25 Years

Even well-maintained concrete parking lots have a practical lifespan of 25-35 years. If your lot is approaching this age and showing any of the above signs, proactive replacement prevents emergency repairs and ADA compliance issues.
